This delightful residence is set in open countryside, surrounded by its own extensive parkland and landscaped gardens of oleander and palms, making it an oasis of relax. It is located about 900 meters from a free beach with sand and pebbles, reachable on foot through a flat path.

The 40 attractively designed apartments are housed on two levels, in pastel coloured villas with tiled roofs. All the apartments are tastefully decorated, with individual entrances, terracotta floors, tiled bathrooms and are furnished with solid, quality wooden furniture.

In the garden amongst the palm trees, there is a large seawater swimming pool with a shallow end for children and whirlpool (open from mid-May to September), surrounded by terraces with sun-umbrellas and sun-beds. About 300 meters you can find a free beach with rocks.  For larger expanses of sand, try the dunes and beaches at Chia, only 15 km away, or the public beaches closer to the property. The small town of Pula is some 2,5 km away, offering all kinds of shops, restaurants and pubs. A car is highly recommended.

The full amount of the booked services will be required by bank transfer or credit card at the time of booking. Accepted credit cards: VISA, MASTERCARD, AMERICAN EXPRESS.

Following penalty charges will be applied:

- For cancellations made from 35 to 21 days before check-in, 40% of the total booking amount will be charged;

- For cancellations made from 21 to 08 days before check-in, 50% of the total booking amount will be charged;

- Cancellations made from 07 to 0 days before check-in or no-show will be charged in full (100%).

COMPULSORY EXTRA COSTS TO SETTLE ON PROPERTY

- Compulsory Tourist tax from 12 years Euro 0,80 per day, per person;

- Weekly Forfeit: Euro 50,00 per person (children 0-3 years not completed Euro 25,00); it includes water, electricity and gas utilities, bed and bath linen (with weekly change, table linen not available), swimming pool use; in three-room apartment minimum 4 rates (4 adults + 2 children of up to 12 years not completed can stay in the living room of three-room apartment);
- Check-out apartment cleaning: studio-flats Euro 60,00, two-room apart. Euro 80,00, three-room apart. Euro 100,00, cooking corner cleaning not included (supplement for cooking corner extra cleaning Euro 100,00);
- Deposit: Euro 150,00 to settle upon check-in, refundable at check-out if no damages will be noticed.

EXTRA FACULTATIVE COSTS (on request by booking, to settle on property)

- Air conditioning: Euro 80,00 per week for two-room apart., Euro 100,00 for three-room apart., Euro 60,00 for studio-flats; from 26/05 to 07/06 and from 28/09 to 04/10 for studio flat and two-room apart. air conditioning included.
- Baby-cot from 0 within 3 years: Euro 40,00 per week;
- Small pets allowed on request, except in common areas: Euro 90,00 for check-out extra cleaning;
- Extra bed and bath linen change Euro 15,00 per person per change; extra change of bed linen or bath linen only Euro 8,00 per person; apartment extra cleaning Euro 15,00 per hour.

GENERAL INFORMATION

- Swimming pool will be available from the end of May until September (unless adverse weather conditions) with the following timetable: all days from 09.00 to 19.30 from June to September;
- Bed and bath linen will be changed once a week. Maid service and extra changes will be available on request and upon payment on property;
- Apartments are not equipped with oven, dishwasher and washing machine;
- Studio-Flats have four-burner cookers and bathrooms with bathtub or shower;
- Two-Room Apartments have two- or four-burner cookers and bathrooms with bathtub or shower;
- Three-Room Apartments have four-burner cookers, kettle and bathrooms with shower;
- Bathroom are not equipped with hairdryers.

The management reserves the right to limit the availability of some services during the low season if the weather conditions, the number of people or particular conditions do not justify the operation.

Reception offices will be open from Monday to Friday from 09.00 to 13.00 and from 15.00 to 19.00; on Saturday from 09.00 to 13.00 and from 15.00 to 20.00 from 04/06 to 03/09.

The assignment of the apartments will take place on Saturdays from 15.00 to 20.00 from 04/06 to 03/09; for arrivals on other days of the week the assignment of the apartments will take place from 15.00 to 19.00, as well as for arrivals from 28/05 to 03/06 and from 03/09 to 30/09. Check-out will take place by 10.00 of the departure day.

In case of arrival after these hours you have to notify your delay at the time of booking and to agree with the reception on the key delivery. Any delay after the time indicated (for Saturday at 20.00, for the other days at 19.00) will be charged of Euro 150,00, but the delay could not be extended beyond midnight. Otherwise, guests will take possession of the apartment the next day.

When reaching km 33 turn on your left hand side when you see an indication for Costa dei Fiori and a stone carved with the name of Baia delle Palme. Drive for about 500 m and you will see the property on your right hand side.
