Villa Timborà is a prestigious detached villa situated on the cliffs of S. Giovanni di Sinis, about 35 meters from the sea, in an exclusive area. It has an area of 130 sqm and is surrounded by 1000 sqm of land with up to three parkings.
The villa features a spacious bright living room with ceiling with wood beams and equipped with windows overlooking the veranda and sea view. The living room of 45 sqm is divided into two parts. The first part is the relaxation area, furnished with sofas, chairs and a big fireplace. In the second part there is a table with 10 chairs and is suitable for eating, when it isn't possible to do it outside. The wide kitchen, with side door giving direct access to the outside, is equipped with oven, fridge, freezer, gas stove and microwave.
There are three bedrooms: a triple room (with three single beds), a twin room with two single beds, and a further room furnished with two queen-size beds, comfortable to accommodate two children, less for two adults. In the same room there is a double sofa bed, that can be used if necessary.
The villa also features a large veranda of 35 sqm with sea view over the Sinis Peninsula and the oasis of Seu. The veranda, furnished with an outdoor walnut table and equipped with portable barbecue, has a wooden roof and can accommodate up to 10 people.
Within the property there are a dependance with its own parking space located on the rear of the villa and an attic apartment located above the main villa. Outdoor spaces, therefore, are shared with these apartments.

Payment Policy
20% of the total amount will be required by bank transfer or credit card at the time of booking. The balance amount will be settled on property.
Cancellation Policy
No penalty charge will apply for cancellations made 14 days before check-in. A cancellation charge equal to the requested deposit will apply for cancellations made between 13 and 1 day before check-in. Cancellations made on the day of arrival, no-shows and early departure will be charged in full.
Property Policy
COMPULSORY EXTRA COSTS TO SETTLE ON PROPERTY
- Service Forfeit: Euro 30,00 per person, per week (up to 3 years free of charge) for electricity, water, gas, linen and towels and daily assistance;
- Check-out Cleaning: Euro 150,00. The host should clean the kitchen, dishes, microwave. Also, the fridge and pantry should be emptied. In case of missed cleaning fee of Euro 50,00. It is compulsory recycling and it must be done entirely by the host. If you leave the waste inside the house you must pay a penalty of Euro 50,00;
- Deposit: Euro 100,00 refundable at the end of the stay, assuming no damage or misuse of the apartment has incurred.
OPTIONAL EXTRA COSTS TO SETTLE ON PROPERTY (on request at booking time)
- Linen and Towels: single set Euro 18,00 per change; Euro 35,00 double set. The set includes linen, towels and pillow case;
- Small Pets: Euro 3,00 per day;
- Bike Rental: Euro 12,00 per person, per day, Euro 40,00 per person, per week, Euro 30,00 per week for children up to 10 years old;
- Beach Towel: Euro 5,00 per week (family offer Euro 20,00 per week 4 sheets) up to room availability;
- Sunbeds and Umbrellas: two sunbeds and one umbrella cost Euro 8,00 per day, subject to availability;
- Optional Comfort Card: Euro 20,00 per person per week from 4 years old. It includes: SEA SET (includes 2 chairs and an umbrella for family and beach towels for the number of people in the apartment), WELCOME SARDINIA (welcome basket with typical Sardinian products), SWEET SARDINIA (Sardinian sweets tray for departure).

Policy Check-in/Check-out
This property requires a minimum stay of 5 nights in April, October and November. A minimum stay of 7 nights in the othe periods. Check-in and check-out every day.
Check-in is expected in the evening between 17.00 and 20.30 unless otherwise agreed. It must be communicated in time via email. Also, it is important to release a phone number to reach.
Check-out should be from 9.30 to 10.00 am unless otherwise agreed or agreements.
People declared at time of booking must match at arrival, unless otherwise agreed.
Late arrivals: for arrivals from 21.00 to 23.00 penalty of Euro 20,00; for arrivals from 23.00 to 1.00 penalty of Euro 40,00, unless otherwise agreed.
In case of early departure, the new date must be communicated in time and the amount already paid will not be refunded.

Villa Timborà is located in San Giovanni di Sinis, a hamlet of Cabras.
Coming from north Sardinia, follow directions to Cagliari-Oristano while coming from south Sardinia follow directions to Sassari-Oristano. Exit at “Oristano Nord” and go on for 5.5 km following directions to Oristano-Torre Grande. You will find the signs for Cabras under the bridge. Follow those signs and after 2.5 km turn right to Cabras and after further 800 m turn left to San Giovanni di Sinis. Keep driving for 7 km.
